Why More Professional Expats Are Choosing to Buy Homes in the Netherlands

Introduction

Moving to the Netherlands for work is an exciting new chapter. For many international professionals, it starts with renting, just to get settled. But more and more expats are choosing to buy their own home sooner rather than later — and for good reason.

Buying a home in the Netherlands is about more than stability. It’s an investment in your future, your lifestyle, and truly feeling at home in a new country.

At Homes for Expats, we’ve seen a big rise in clients relocating for their careers, often with global companies like ASML, Booking.com, Heineken, Capgemini, and other fast-growing international businesses. These clients arrive ready to settle, and they want to make informed, confident decisions that set them up for long-term success.

As your trusted real estate agents in the Netherlands, we help professional expats navigate the process of buying a home — making it simple, secure, and tailored to their needs.

Why Expats Are Buying Instead of Renting

The Dutch rental market is one of the most competitive in Europe. Finding a good rental can be stressful, unpredictable, and expensive. Many expats discover that buying a home isn’t just possible, it’s the smarter financial choice.

Here’s why more professional expats are buying homes in the Netherlands:

  • Rising rental prices: In major cities like Amsterdam, Utrecht, Rotterdam, and Eindhoven, monthly rents often exceed what you would pay for a mortgage.
  • Stability and security: Owning a home gives you control and certainty, with no sudden rent increases, short leases, or unexpected moves.
  • Investment potential: Dutch property values have historically risen over time, making buying a strong financial decision.
  • Creating roots: A home you own allows you to settle, personalise your space, and feel truly connected to your community.

Challenges Expats Face When Buying a Home

Buying a home in the Netherlands is very different from buying in many other countries. Without the right guidance, it can feel overwhelming and risky.

Here are some of the most common challenges we see:

  • Understanding how the Dutch mortgage system works for expats
  • Navigating legal documents, which are always in Dutch
  • Competing in a fast-moving market with multiple bids on the same property
  • Knowing which neighbourhoods suit your lifestyle and budget
  • Understanding hidden costs like ground lease (erfpacht) or VvE obligation

How Homes for Expats Makes the Process Simple

Buying a home in a new country is a major milestone, and you shouldn’t have to figure it out alone.

Jessica Venn

Purchasing makelaar Amsterdam, haarlem, north holland

A lawyer and lecturer from Johannesburg who relocated to the Netherlands in 2018 after first living for a short time in Dubai. Jessica studied B Com Law and LLB and after completing her articles in law, she started lecturing law to university students. In 2011 she opened up her own law firm specializing in Consumer Law and Contracts. After relocating and running her business remotely, Jessica closed her firm in 2020 and became a full-time mom to her two little boys.

Going from running my own law firm to being a full-time mom has been an interesting journey. Moving to a new country (twice) definitely kicked my networking skills into a higher gear! As an expat you have to learn how to make new friends, find your way around a new city, and integrate into a different culture and community. From the moment I landed in Dubai I felt the need to want to help others integrate more easily and make them feel supported even though their own family and friends were far away. Helping expats find a home is an integral part of the relocation process. Offering the best support while taking that step is exactly what I want to provide to my clients. Now here in the Netherlands at Homes for Expats I get to do exactly that! Relocating is not for the faint-hearted but it is worth it! Let me help you find your home!
